Terms & Conditions

  1. This tenancy is made under ordinary and legal conditions in such matters and in particular to these-after the tenant obliges to execute, under penalty of all damages and even of terminations hereof, so good seems to the owner And without being able to claim the decrease or the reimbursement of the rent.
  1. The arrival times are normally scheduled on Saturday afternoon from 4pm onwards. Departure times are normally scheduled on Saturday morning before 10am, but the days and hours can be changed according to availability (consult us).
  1. Obligation to occupy the premises personally, to inhabit them “reasonably and peacefully” and to maintain them. All the installations are in working order and any claims concerning them occurring more than 4h after the entry into use of the premises will not be allowed. Repairs made necessary by negligence or improper maintenance in the course of renting will be the responsibility of the tenant. Obligation to ensure that the tranquility of the neighbourhood is not disturbed by the fact of the tenant or his family. The latter will result in the immediate completion of the contract without notice or reimbursement.
  1. The premises are rented furnished with kitchen equipment, crockery, glassware, blankets and pillows, as they are in the attached descriptive state. If applicable, the lessor or his representative shall be entitled to claim to the tenant, at his departure, the price of cleaning the rented premises (fixed flat-rate at €80), the total value at the replacement price of the objects, furniture or material broken, cracked, Chipped or deteriorated and those whose wear would exceed normal for the duration of the tenancy, the cleaning price of the hedges rendered dirty, an indemnity for damages of any kind relating to curtains, wallpapers, ceilings, carpets, Carpets, windows, bedding, floor tiles, accessories and any other damage on site or on the facilities (terraces, swimming pool etc…) made available.

Any cancellation must be notified by registered letter. In the event of termination of the contract, the following provisions shall be applied:

Three firm months before the scheduled arrival date:

  • Cancellation by the tenant: The deposit will be reimbursed to him minus 15% for file fees.
  • Cancellation by the lessor: the landlord will have to pay the amount of the deposit to the tenant.

Less than three months before the expected date of arrival:

  • Cancellation by the tenant: the tenant loses the deposit paid.

Except in cases of force majeure defined by law (death, accident or sickness requiring the tenant’s hospitalisation on proof).

30 days before the entry into the premises the entire stay is forfeited to the landlord.

In case of non-presentation within 24 hours of the scheduled date and time of arrival, this contract becomes void and the lessor may dispose of its furnished. Unless agreed between the lessor and the lessee, the landlord shall leave the premises no later than the day and at the time mentioned in this agreement.

An inventory will be made at the entrance and exit of the tenant.

The tenant is required to present the day and time mentioned on this contract. In the event of late or delayed arrival, the tenant must notify the lessor.

A deposit fixed at €500 will be paid by cheque by the tenant at the entrance of the premises. The guarantor must be returned to the tenant within a reasonable time not exceeding 7 days. If degradation is found in the state of the exit, the lessor is entitled to withhold a part of the deposit. The security deposit, net of the rental repairs, must in this case be returned no later than 2 months from the state of the places of exit. The lessor must provide the tenant with proof of the sums withheld from the deposit. The guarantee deposit household at the end of the stay, will have to be paid by check and will be returned after the state of the exit places if the property is returned in the state of cleanliness found on arrival.

The lessee may not object to the visit of the premises, where the landlord or his representative will request it.

Never exceed the maximum capacity of persons allowed in the dwelling. For security reasons, we should forbid you from accessing them.

-Dogs of 1St and 2nd category are refused

-they must be kept on a leash

-The vaccination book up to date for the duration of the stay

-Obligation to collect animal dog feces in general

Tenants are invited to take out a vacation or home furnishing type insurance contract fire, water damage (cf. contract generally included in your home multi-risk) tenants are required to inquire with their Insurance company. Failure to provide insurance in the event of a loss will result in damages.

The lessor undertakes to ensure housing against the rental risks on behalf of the tenant, the latter having the obligation to report to him, within 24h, any loss in the dwelling, his dependencies or accessories.

Any claim will only be taken into account during the legal term of the contract if the claim arises from the tenant. Each party agrees to abide by and comply with the terms of this agreement.

Smoking is not allowed in housing
